Industrial property price has traditionally been driven by business needs. Buyers are usually business owners who buy them for their own use. 

However, in recent years, industrial properties are increasing popular with investors, who desire not to put their eggs into 1 residential property basket, but to diversify their portfolio with a array of "bonds"... safer and longer term play.
